Does anyone have any experience with ReiKit, or any other wholesaling crm’s that are cheaper than propstream & reipro? Or free?

Hey Ryan, we've been on Resimpli for a while now and it's been solid. It's not free but it's priced better than REIPro for what you get, and the drip sequences, pipeline management, and buyer list blasting are all built in. For us it replaced a few separate tools we were paying for, so it actually came out cheaper overall.

The truth is the CRM matters less early on than just having a consistent follow-up process in place.

REISimple is free up to a certain contact limit and covers the basics. Podio with a free CRM template is another one people piece together. The honest answer is most free tools are fine until your follow-up volume gets high enough that the manual work costs more than the subscription.

I’d say an all in one system like propstream and reipro. ReiKit has a lot. The only thing they don’t seem to have is scripts for making calls and handling objections.

Izaiah nailed it — "the CRM matters less early on than just having a consistent follow-up process." I'd push that further: the CRM matters less because the real bottleneck isn't your tool, it's your lead source.
Tabish asked the right question: "what problem are you trying to solve?" But I think the bigger question is where are your leads coming from? If you're pulling from generic list providers or paid platforms, you're paying per name for data everyone else has. That's when you need a heavy CRM to manage 10,000+ cold leads and automate follow-up at scale.
But if you flip the approach — instead of starting with a CRM and filling it with leads, start with the data source and let it determine your CRM needs.
Here's what I mean: county public records are free and give you confirmed motivation. Tax Collector shows who's delinquent. Code Enforcement shows who has violations. Clerk of Court shows probate and liens. When the same property shows up in all three, you have government-confirmed distress — not a cold lead from a shared list.
With that 3-source convergence, you're working with 100-200 leads instead of 10,000. A spreadsheet or free CRM handles that volume easily. PropWire (which Ryan loves — same here) gives you property data, but it doesn't cross-reference county databases to confirm motivation. That's the gap.
The money isn't in the CRM tool. It's in the data source. Get the data source right and your CRM problem basically solves itself.
I noticed a lot of wholesalers struggle with the bottleneck of manually calculating ARV and MAO. I recently mapped out a Zapier workflow that solves this. When an inbound lead comes in, the AI analyzes the lead, structures it into a CRM, and automatically calculates ARV and MAO so it's ready to view.
Curious if most people are using AI already? or are still doing things manually.
