Welcome to the forums. We do MTRs ourselves in Denver and Colorado Springs and work with a lot of STR investors in the mountains here.
Tennessee's got good potential still from what I read, though I know it's been a hotbed for vacation rentals for years now. Obviously the same in Coachella Valley. Would be interested to hear how numbers look in those areas from a local agent specializing in short-term rentals.

Memphis, TN is a great market for LTR. I don't really see alot of investors doing STRs in Memphis, although it is done.. it's not the most lucrative strategy. The best strategy I have been seeing work lately is the BRRRR method with section 8 tenants. Numbers have been harder to crunch with less cashflow on a normal BRRRR but with section 8 you can get quite a bit more from the MHA. Memphis is also one of the few markets in the U.S where you can still see the 1% rule. Let me know if I can help with anything in this market!

Coachella Valley and Tennessee can both be interesting, but I’d also keep the Midwest on your radar if you’re open to out-of-state. Ohio has some markets where the entry prices and rental numbers can make more sense, especially for long-term holds. With the right local team, you can manage an out-of-state investment without having to be there every week.

Welcome! You may also want to consider New Mexico. It’s closer than Tennessee, properties are still relatively affordable, and the right areas can have a strong mid-term rental market.
