Hey everyone! I’m currently living and working in Austin, TX on a TN visa and looking to start analyzing and purchasing long-term rental properties throughout the Austin metro area.

I’m curious if anyone here has personally owned long-term rentals in the U.S. while simultaneously maintaining TN status. How has the experience been, particularly when it comes to financing, property management, and making sure you stay within the rules of your TN status?

If you’ve done this yourself, or know someone who has, I’d love to hear about your experience and any advice you have. Thanks!

    I’d separate this into two different questions: can you own the investment, and what activities can you personally perform while maintaining TN status?

    Those aren’t necessarily the same thing. Passive ownership and receiving investment income can be very different from actively operating a business, performing management work, or creating self-employment issues. I would not rely on forum advice for that boundary — get an immigration attorney who understands TN status to define it clearly before you buy.

    Once that line is established, the real-estate side becomes much easier to design around it: financing that works for your residency/status, a property manager handling day-to-day operations if needed, and a buy box that still produces acceptable returns after management and compliance costs.

    That’s how our system looks at it: define the legal/financing constraints first, then build the investment strategy inside them.
