Looking for Investor-Friendly Realtor in Cleveland — Selling SFR

Hi everyone,

I'm an out-of-state investor based in Los Angeles with a single-family investment property in the Cleveland area. I purchased the property in 2023, completed a substantial renovation and refinance, and I'm currently evaluating selling the property as I look to transition into multifamily investments.

I'm looking to connect with a Cleveland-area Realtor who has experience working with investors and selling investment properties.

The property is currently vacant, with the necessary turnover cleaning and repairs completed, so I'm looking for someone who can help me evaluate its current market value, recommend any additional work that would actually be worthwhile before listing, and walk me through expected selling costs and strategy.

I'm also considering a 1031 exchange into a multifamily property, so experience working with investor sellers and 1031 transactions would be a plus.

@David De La Torre  A 1031 exchange will be a powerful tool to help you leverage the next step from SF to MF investing.  Getting to use the deferred tax will let you grow much more quickly. 

When it comes to the 1031 exchange, you must use a qualified intermediary whose only role is performing the 1031 exchange. So, you'll want to have them in place prior to the sale of your relinquished property.  So they can work with your realtor as well, helping you strategize. They will be your guide throughout the process. 

Socondly id recommend finding solid replacement properties right away.  You only have 45 more days after the sale to identify your replacement.  This will really help alleviate the timeframe pressure, and If you find a property you love, you should get it under contract. You can't take title to the new property before your old property closes.  But you can get a long way down the road.  Exchanges can be intimidating if it's your first one, but really it's just learning the strategies and working with the right professionals. And that's where your realtor and the QI will be key.

    Hey David, congrats on scaling up to multifamily! 👏

    When deploying those 1031 funds, be extremely careful with the new pro-formas you evaluate. Sellers love to hide post-sale tax reassessments and use inflated "market rents", a dangerous trap when you are rushing to meet a 1031 deadline.
