We are in search of a new property manager for our vacation home in Davenport, Fl. We were informed today that our current manager will be stepping away from management for family reasons. Please send your recommendations my way.

Hi @Aaron Washington what are your needs from the PM. I work heavily in this area and there are hundreds of PM companies and they all have different offerings and skill sets. What type of property, what community. What are you paying now? I can make rec's but want to make sure its a good fit.

  Hi Shawn,
  We are 1000 miles away, so we need someone with the resources to handle everything, except the bills. With this situation hitting us unexpectedly and losing all of our reviews and ratings, I think we would prefer a company that allows us to own the listings, while they set them up and manage them. Currently we pay 15% plus a monthly fee for tax preparation/submission.
  It is a 4 bed, 3 bath with a pool, in a gated community (Manors at Westridge). We have also converted the garage into a game room. Each room is lightly themed for Disney, Star Wars, or Harry Potter. The garage is pac-man and Mario themed.

  It is a 4 bed, 3 bath with a pool, in a gated community (Manors at Westridge). We have also converted the garage into a game room. Each room is lightly themed for Disney, Star Wars, or Harry Potter. The garage is pac-man and Mario themed. The community is a mix of rentals and residences. If I had to guess I would say maybe a 40-60 split.

This is a national forum. Have you tried networking/searching locally, in the local market where you have local interest?
Facebook Host groups, real estate agents that serve investors, etc.

  I have feelers out in multiple channels. Unfortunately, it would appear bigger pockets took away the more localized forums they used to have. That is why I posted to the broader community.

Aaron, before the handoff I'd get the future bookings, cleaner schedule, lock access and any open guest issues into one shared checklist. A new manager can look great on a sales call and still drop the first turnover if that part is rushed. Can your current cleaner stay through the transition?
