Seeking a Orlando area realtor that knows the Short Term Rental Market

Hello,

I am looking for a great, boots on the ground realtor that knows the short term rental market in Orlando and can assist me in buying my first Airbnb/VRBO property near Disney.  Serious buyers, but need guidance on neighborhoods to avoid, what may be for sale now that is already income producing, areas to consider, etc.

Thanks!

Thank you @JD Martin!

Hi @Brian Mitchell This is my specialty and I have helped dozens of other BP members buy and sell in this area. I have all the information on the communities that you'll need and which ones to consider. There is quite a bit of inventory now of all sizes (#beds) and price ranges.

If you would like to have a call to take a deep dive into all the nuances and communities, happy to do that. If you go to my profile, there is a calendar link to schedule something, or you can just PM me.

Looking forward to hearing from you!

@Brian Mitchell. If you need help on the lending side in the area happy to help answer any questions as I am very familiar with that market.

@Brian Mitchell welcome. We work as a team with various realtors in the Orlando market. Depending on your needs, we can share our perspective on success rates in various Disney area communities taking amenities, bedroom count, proximity to Disney, theming and all those factors into account..and we can refer you to a realtor who is a good match for you. As part of the search process, we work hand in hand providing revenue and occupancy projections for any properties that catch your eye, so you’ll be able to make an informed decision. Have fun with the process and don’t hesitate to reach out!

I'm a Realtor in the Orlando area and specialize in buying and selling short-term rental properties. I'm actively involved in a lot of STR transactions, so I see the market from both the investor and Realtor side.

I also personally own 10+ vacation rental homes myself, so I'm not just advising investors on a strategy I haven't used. I've been investing in and operating STRs for years and understand the numbers, resort communities, HOA restrictions, property selection, and the operational side of these properties.

On the management side, my STR property management company (Funstay Florida) currently manages 100+ vacation rentals in the Central Florida market. That gives me a pretty good perspective on what actually performs well after the purchase—not just what looks good on an MLS listing.

If you're looking for an Orlando STR Realtor, I'd recommend finding someone who actually has experience owning and operating these properties themselves. There's a big difference between selling an investment property and understanding how it performs as an STR.

Happy to answer any Orlando/Kissimmee STR questions here and share what I've learned. Just make sure to do your own due diligence and verify the numbers before making a purchase.

Hey Mike, I am a realtor here in Orlando as well, and recently got into the STR side of things. I'm curious what areas you are seeing the most opportunities, and also what features you find add/give the best return on STRs? I have one myself, and am currently on the hunt for another one right now.

@Brian Mitchell BPCon is in Orlando this year. In years past I have made a lot of connections there. Could be worth checking out as you look to invest in the Orlando market.
The Agent Finder on BiggerPockets has a lot of STR friendly agents.

If I could do it again I would message the top hosts in the area to see who they recommend and offer to take them to coffee to learn more about the STR market. You could search on Airbnb or using the map feature on BiggerPockets.
