Appraisers/Realtors: Need Advice on a HELOC ROV

Looking for advice from anyone who's successfully completed a Reconsideration of Value (ROV) on an appraisal.

My primary residence is in the Shady Hollow neighborhood of Santa Ana, CA. My HELOC appraisal came in lower than expected at $900,000 and was expecting ~$1,000,000.

The lender's Appraisal Management Company said they'll consider additional comparable sales as long as they:

  • -Closed between July 16, 2025 and July 16, 2026
  • -Were not already used in the appraisal
  • -Are preferably within Shady Hollow (or a very similar nearby neighborhood)
  • -Are similar to a 3 bed / 2 bath, ~1,530 sq. ft., 1977-built single-story home with a 2-car garage and updated kitchen/baths

I'm looking for 3–5 qualifying comps and would appreciate any advice from appraisers, Realtors, or investors who have gone through this process.

Have you had success with an ROV? Any suggestions for finding strong qualifying comps or strengthening the submission?

    if the numbers warrent it, hire a legit appriaser knowledgable for the area.

    Hey James, I've had a couple of these go my way, but only when the new comps were obviously a better match than what the appraiser picked. Just sending in higher sales usually doesn't work.

    I'd stick to closed single-story 3/2s in Shady Hollow or the tract right next to it, within a couple hundred square feet of yours, and with a similar level of updating. Then go through the report and find the one or two adjustments that look off to you, like condition or square footage, and point to those specifically. Keep the whole thing to one page.

    Also, getting from 900 to a million on an ROV is a big ask. Getting 25 to 40K back is more realistic. If you only need a certain number for the HELOC to work, make your case for that number and nothing more.
