Hey! I’m looking to do my first fix and flip this year. I was looking into investors edge for lending, and didn’t hear too many good reviews. I’m very excited to start this journey and was wondering if anyone could steer me in the right direction for hard money lending.

There are about 1000+ lenders here on BP. You can easily find them in the private lending group as well click on the Agents and Pros tab and select lenders.

Congrats on getting started. For your first flip, focus less on the lender name and more on terms, draw process, and how fast they can actually close. Speed and clear rehab funding matter more than marketing.
If you want, I can help you compare options and walk through what to look for in a solid hard money lender. Feel free to DM me.
Congrats on gearing up for your first fix and flip—that’s a big step and it’s smart that you’re doing your homework on lending options first.
Hard money can absolutely work for a first deal, but it’s important to understand a few key pieces going in: what they’ll lend against (purchase vs. purchase + rehab), how draws work for the rehab budget, your required down payment, and your total cost of capital (rate, points, and fees) so the deal still pencils out.
For a first‑time flip in a market like Fort Wayne, I’d focus on:
Making sure you have enough liquidity for down payment, closing costs, and at least a few months of holding costs.
Being conservative on ARV and timeline, since most lenders will underwrite heavily to those two numbers.
Asking lenders specific questions about their draw process, minimum credit scores, leverage (LTV/LTC), and whether they have first‑time investor programs.
If you’d like, I’m happy to help you think through what a “safe” first flip might look like from the lending side (max purchase price, rehab budget, and exit) based on typical hard money terms for new investors, and you can then shop those expectations around to local or national lenders you’re considering.
Either way, you’re doing the right thing by asking questions up front—getting the financing structure right on flip #1 will make flips #2 and #3 a lot smoother.
