Can you recommend pros in Denver, Centennial or Aurora CO to do some work on my single family rental this month (Oct 2026). Prepping it for a new tenant. Located off Buckley and Smoky Hill near Cherry Creek reservoir.

Needs:

  1. install shower door

  2. Paint interior (1486 sq feet, 3 bdrm/2 bath)

  3. Remove deck and wood stairs

  4. Prep ground and install concrete patio

  5. Build new stairs and railing from door to patio.

  6. Repair siding and window trim (hardy board siding)

I can't give you Denver names since I'm in Memphis, but I can tell you how I find crews that actually show up. I never hire off one bid — I get three bids per job, and I ask each contractor for their last three completed jobs with owner references I can call. My best crews came from other investors, not Google: ask in your local REIA or Denver landlord groups who they'd hire again tomorrow. Start every new contractor on a small paid test job — a punch list, not a full rehab. Pay in draws tied to completed milestones, never big money up front, and verify license and insurance yourself. For a list like yours, I'd split it up: a painter for the interior, a concrete guy for the patio, and a carpenter for the stairs, railing, and trim. Specialists almost always beat generalists on price and speed.

Thanks! Most of those, I was planning to do. But the reminder about incremental progress payments is an important reminder. I appreciate you taking the time to share.
