    The thing most new investors miss in Dubai is that short-term letting legally requires a DTCM holiday home permit tied to the specific unit, and the permit fee plus the per-night tourism dirham come straight off your margin. Underwrite on net, not the gross ADR you see on the listing sites: service charges are billed annually per square foot and commonly run 15 to 25 AED/sqft in towers with pools and chiller, which quietly eats a big chunk of a headline 8 to 10 percent gross yield. Run the same cash-on-cash math you would on a US deal with those two line items plugged in before deciding Dubai beats your home market.
