Hey everyone! I'm Athena, a Texas REALTOR® with Strata Group at eXp Realty, based in San Antonio.
I help sell new construction duplexes with Invest 5S in San Antonio and the Dallas/Fort Worth area. The local builder handles everything from finding the land, building the duplexes, connecting buyers with a lender and then, lastly, managing the property after closing. I work with all kinds of investors, from first-time buyers to people growing their portfolio. Many of them are out of state, so I'm happy to help answer any questions about properties!

I am always on the hunt for the best new construction options (which I typically recommend for long term hold clients) and I have found that builder incentives can make or break the deal. Can you share what you are seeing for incentives to help the property cashflow?

Hi there Michael! With this builder's preferred lender, he is able to offer a 3.75% interest rate (10/6 ARM). He is also waiving the first 2 years of monthly property management fees for the buyer.

@Athena Vasquez, I’m based in Maryland, so that’s where most of my real estate work and investing experience is. I work with a lot of investors and landlords here, and I always enjoy hearing what people are seeing in other markets, especially with new construction.
One thing I’ve seen with investor clients is that a property can feel very turnkey when the builder is handling so much of the process, but I still like to see buyers understand the contract, title, ownership, and what happens after closing. Those details can matter just as much as the numbers, especially for someone buying from out of state.

Hi Diana! Thanks for your response! You're right, even when the builder is handling most of the process, it's still really important for buyers to understand what they're signing and what happens after closing, especially when they're buying from out of state. A big part of what we do is help them feel comfortable at each step of the process.
I'd love to stay connected! What kinds of properties are your investor clients in Maryland mostly going after right now? Would any be potentially interested in hearing what's in Texas?
