Hello everyone!
My name is Michael and I am a new licensed builder and developer moving to Arizona in the fall/winter and trying to start getting involved in the Arizona market before I move and looking to build my network and connect with as many investors, lenders, agents, land owners, and other builders as possible.
My goal is to start acquiring and developing residential properties and custom spec home projects.

Hi Michael, Congrats on getting your GC license! I'm working toward my GC license to build spec homes here in Wichita. Welcome, Michael. Since you are entering a new market as both a builder and future owner, I would narrow the first phase to one or two submarkets and learn the full development path before pursuing volume. Track finished-lot pricing, entitlement timelines, utility access, impact fees, site-work risk, achievable resale values, and how much new inventory is already planned. That will help you distinguish a good construction opportunity from land that only looks inexpensive. Which Arizona submarket and project size are you currently studying most closely?

@Michael Cobb, since you’re looking to build relationships with investors, landowners, and potential partners, one thing I’d pay close attention to is not just who you work with, but how those relationships are structured. A great project can get complicated pretty quickly when the people involved have different expectations about money, responsibilities, decisions, or what happens if the plan changes.
I’ve worked with real estate investors and business owners where everyone was excited at the beginning, but the real test came when a project took longer, needed more money, or someone wanted to go in a different direction. Having those conversations early and putting the important pieces in writing can make a big difference.
It sounds like you’re being intentional about building your network before you even make the move, @Michael Cobb, and I think that’s smart. I’m a real estate and business attorney, broker, and investor in Maryland, so development and investment partnerships naturally cross into my work.
