Do any of you not have a washer/dryer in your unit?

I'm converting a 1-bedroom apartment into a furnished STR/Mid-term rental. It doesn't have wahser/dryer hookups. I'm looking into getting the portable units that they sell for RVs/dorms. Has anyone installed these and if so, were they easy for the guests to use?

Do any of you offer STR/mid-term rentals without a washer and dryer? How successful have you been with that?

Hey April! For an STR, I think you can definitely get away without a washer/dryer, especially if most stays are only a few nights. For mid-term rentals, though, laundry becomes a lot more important since guests may be staying for several weeks or months. Portable units can work, but I’d keep the setup as simple as possible and leave very clear instructions so guests aren’t having to figure it out themselves. I’d also check what nearby competing furnished rentals offer and whether there’s a convenient laundromat nearby before deciding. Happy to connect and answer any questions you have!

    OP states this is an "apartment". Is there NOT a laundry facility for the property? The cost for to provide adequate utils for a useful W/D will be very expensive for a single unit. Payback will be YEARS. You run the risk of overloading existing electrical circuits, especially for the dryer; you also risk overrunning the capacity of whatever drain line you connect to, which will cause an overflow in your unit, that probably will damage any unit below it as well. 

    Do you own the apartment building, or is this actually an individual condo? You REALLY do not want to add any type of laundry equipment if that is the case. the COA/HOA will eat you alive if something goes wrong.

    We've got an LTR unit that does not have laundry in unit, but its on site in the pool house, and the unit specifically is pretty close to the pool house so its not much of a deterrent for tenants. However, I agree here that likely not a huge deal for STR, MTR may be a deterrent if there isn't laundry in the building.

    For a 1 bedroom STR, I think you can get away with no washer dryer, particularly if most guests only have very short stays, and there's a close, accessible laundromat to the rental. If you get mid-term (couple weeks to months), then not having laundry is going to become an issue. A portable is likely ok, but just has to be super intuitive to use, and easy for the guest to connect water, drainage. That all has to be in the listing to manage expectations.

    Whatever you choose, show the actual laundry setup in the listing. Shared room, laundromat down the road, portable unit, those are very different things to someone staying a month. I'd also ask your cleaner how they'll handle sheets and towels between stays. That part still needs a plan even if guests are fine without a machine.
