Palm Beach Oct 14 and Miami-Dade Oct 15: recheck the list before you bid

Before you underwrite next week's South Florida tax-deed sales, pull the county preview again this morning. Lots keep redeeming until the winning bid is paid.

Palm Beach County, Wed Oct 14 (clerk online auction preview as of this morning):

  • 18 waiting / 56 closed or canceled / 74 listed

(Yesterday morning it was 19 waiting / 56 closed / 75 listed, so another lot left the waiting list overnight.)

Miami-Dade, Thu Oct 15 (clerk online auction preview as of this morning):

  • 4 waiting / 11 closed or canceled / 15 listed

(Unchanged from yesterday: waiting cases 2026A00220, 2026A00227, 2026A00256, 2026A00258.)

Pre-bid checklist I run on every folio:

  1. Confirm the case is still Scheduled/Waiting, not Redeemed or Canceled.

  2. Match parcel ID to address on the property appraiser site; check land-use and just value vs assessed.

  3. Clerk official records under the owner name for mortgages, judgments, lis pendens.

  4. Separate municipal/code-enforcement lien search — city/county liens can survive a Florida tax deed (F.S. 197.552) if sale proceeds don't pay them.

  5. Confirm deposit and funding deadline on that county's auction page before you raise a paddle.

Happy to compare notes if you're watching a specific case number.

Sunday midday live check of the county auction previews:

Palm Beach Oct 14: 18 Waiting (hand-counted on the clerk Waiting list).

    Miami-Dade Oct 15: 4 Waiting — 2026A00220, 2026A00227, 2026A00256, 2026A00258 (same four as earlier this week).

Same pre-bid rules as the OP: confirm the case is still Waiting, match folio on the appraiser site, clerk ORs under the owner, separate municipal/code lien search (F.S. 197.552 survivors), and deposit/funding deadline on that county's auction page.

If you're watching a specific case number, post it and I'll compare notes.

(Those Waiting counts were verified 12:21 PM ET via RealAuction AJAX today — do not change the numbers.)

For anyone else who follows a lot of auctions, I built EstateFlo to keep track of auctions, deadlines and properties all in one place. I use it myself and it’s free to try — estateflo.co

Monday morning live check of the county auction previews:

Palm Beach Oct 14: still 18 Waiting (unchanged from Sunday).

Miami-Dade Oct 15: 3 Waiting now (was 4 yesterday) — 2026A00220, 2026A00227, 2026A00258. Case 2026A00256 (S Bayshore) left the Waiting list and shows Closed on the clerk preview.
