New Land Wholesaler in NC/SC — Looking to Learn and Connect

Member since 2026 · 1 post · 0 votes

Hello everyone — My name is Jacob and I am new to land wholesaling and just getting started. I'm based in California targeting off market vacant land deals in North Carolina, specifically Guilford County and the western NC mountain region. I'm actively building my buyer list and learning the market. I am looking to connect with experienced land investors in the Carolinas and learn from people who have been doing this and found success. Any advice for someone just starting out would be hugely appreciated. Thank you for your time

Hi Jacob
Welcome to the NC market. I own OJR Builders Group and build new homes in the Greensboro/Triad area. If you come across any vacant lots, infill lots, or development opportunities in Greensboro, Winston-Salem, High Point, Kernersville, or surrounding areas, feel free to send them my way. I’m always looking for land opportunities and may be interested in purchasing.

Hey Jacob, welcome to the NC land market!

Since you're researching vacant land remotely from California, one thing I'd recommend paying close attention to is the consistency of public property records.

I come from an IT and cybersecurity background, and I also run GroundVerity, a small property research business focused on cross-referencing county public records.

One thing I've learned from researching parcels in Johnston County is that information across tax records, GIS maps, deeds, and other public sources doesn't always line up perfectly.

Before spending money on mailing lists or pursuing a property, I'd recommend checking a few things:

    1. Acreage: Compare the acreage reported by the county tax office with the GIS parcel measurements. Differences aren't necessarily errors, but they're worth understanding.

    2. Flood exposure and access: Check floodplain maps, road access, and other potential limitations before assuming vacant land is suitable for development.

    3. Ownership and mailing information: Cross-reference current tax and deed records, especially when working with absentee owners or older ownership information.

These checks can help narrow down which properties deserve further investigation before spending money on marketing or due diligence.

I'm curious about your approach to Guilford County. Are you starting with smaller residential lots, larger acreage, or still figuring out which types of properties to focus on?

    Wishing you success getting started!
