Hey everyone!

I'm a licensed real estate agent working in the Philadelphia market, primarily throughout Philadelphia, Montgomery County, Delaware County, and the surrounding areas.

I'm interested in connecting with other local real estate professionals, including investors, lenders, and contractors, to learn more about what everyone is seeing in the current market.

I'd love to hear what areas everyone is currently working in, what types of projects you're focusing on, and how you're navigating the local investment market.

Looking forward to hearing from everyone and getting to know more people in the Philadelphia real estate community!

@Riley Coyle Great to connect! I’d love to connect and learn more about the projects you’re seeing in the Philadelphia market. I also work with real estate investors on lending solutions and would be happy to be a resource if you or your investor clients ever need financing. Let’s connect!

Welcome, Riley. Are you seeing interest in furnished rentals from your investor conversations, or mostly traditional rentals and rehabs? I’d be interested in what the local managers say people struggle to find in a rental—parking, laundry, workspace or a particular layout. That sort of feedback gives an agent useful things to look for during a showing.

Hey Matthew, appreciate the welcome! From the investors I've been working with, I've definitely seen more interest in traditional rentals and rehab projects than furnished rentals. A lot of the conversations I have are with investors looking for properties they can renovate and either flip or hold long-term. I haven't gotten too much feedback on specific rental features, but that's definitely something worth paying more attention to. Out of curiosity, are you managing properties in the Philly area as well, or primarily down in Florida?

Welcome, Riley. I also work in the Philadelphia market! I work on the wholesale side of the market-focusing primarily on investment real estate from shells to turnkey rentals. I'm based out in Conshy if you'd like to grab coffee some time this week or next and chat!

    Hi Riley,

Great to connect with another real estate professional in the Philadelphia market!

I'm a licensed real estate salesperson in both Pennsylvania and New Jersey, and I currently serve as Senior Vice President of Business Development at Built Lending, a nationwide direct private lender specializing in DSCR, Fix & Flip, Fix-to-Rent (BRRRR), Ground-Up Construction, and investment property financing.

I work with investors, agents, developers, and real estate professionals throughout Philadelphia, Montgomery, Delaware, Bucks, Chester, and the surrounding counties.

From my perspective, opportunities are still out there, but investors need to be more disciplined with acquisition costs, renovation budgets, realistic ARVs, and financing strategies. Understanding the numbers before making an offer is more important than ever.

I'm also a continuing education instructor, teaching real estate professionals how to navigate asset-based lending, and co-host the Creative BRRRR Strategies Podcast, where we discuss investment strategies, financing, and market opportunities.

I'm always interested in connecting with active investors, contractors, and agents who are serious about building relationships and creating opportunities.

Let's connect, Riley! I'd welcome the opportunity to exchange market insights, share resources, and explore ways we can collaborate throughout the Greater Philadelphia real estate community.

@Riley Coyle Welcome! We're just up the road in Doylestown, mostly small multifamily and rentals around Bucks and the Lehigh Valley. Good to see another investor-friendly agent in the area. BP is a huge resource, so dive in and see what's around here. Always open to collaborating. Best of luck! 👍
