Looking for a title company in Cleveland Ohio that regularly closes wholesale assignments and double closes. If you've worked with one you'd recommend, please share:
Do they close assignments without issue?
Are they responsive and clear on fees?
Do they work well with out-of-state or remote investors?
Also open to recommendations for investor-friendly real estate attorneys. Thanks in advance!
Dennis, Innovative Title and Escrow is one to check from our Ohio vendor list. I’d have them confirm they can handle your specific assignment or double close, including the remote signing and fees.
I’m a transactional lender, so I can help work through the funding side with the closing team. We also have a vendor guide PDF we can share if you DM me.
I know the market has changed completely and a lot of people have moved on from that model. I’d love to get your realistic take on what is actually working well in Cleveland right now. Do you mind if I send a DM

Dennis, quick disclosure first: I run a small business that introduces wholesalers to an independent transactional funding partner, so I'm not neutral on double closes. I'm not an attorney and this isn't legal advice.
Others already named a few Cleveland offices, so I'll just add the questions I'd ask whoever you call:
Will you do a same-day double close, and can the end buyer's money fund my side (A-B), or do you need separate funds for it? A lot of offices say no to using the buyer's money.
If I use transactional funding, have you worked with outside funders, and what do you need from them before closing day?
Do both closings need to happen at your office?
Since you're remote, how do they handle signing for out-of-state buyers?
One Ohio-specific thing: since March 2026 Ohio requires a separate signed disclosure for wholesalers who assign or novate a contract (ORC 5301.95). Worth asking your attorney how it applies to the way you plan to close. A double close isn't automatically outside every rule.
