Hello everyone, thank you for taking the time to read this. I am inquiring about being a hard money lender. In The Milwaukee area in Wisconsin, what are some lenders that will offer a HELOC loan through an investment property not a primary home?

There are a very few options out there for DSCR HELOCs but what you are looking for does exist. You can go up to 70-75% CLTV depending on the DSCR and FICO. Happy to connect and provide more specific details.

You're not asking for anything exotic here — investment-property HELOCs exist, most banks just don't advertise them because their box is built around primary homes.

The product to look for: a 2nd-position line of credit on an investment property. No appraisal required, no tax returns or W-2s — income is based on bank deposits. Fixed rate, zero prepayment penalty. You pull funds from a rental you already own and use them for the next purchase, renovation, whatever you need.

Investment-property HELOCs exist, they're just quieter than primary-home lines — expect tighter CLTV (often ~70–75% class), income/deposit checks even when marketed "light doc," and fewer retail bank menus. Some investors use a DSCR HELOC / closed-end 2nd when a traditional rental HELOC ghosts them; ask for CLTV, draw rules, and whether the property can be vested in an LLC before you waste a week. Local portfolio banks/CUs in your market are still worth calling directly for this product.
