Has anyone heard of these guys?

They claim to bring leads, hire contractors, and fund the deals 100% ltv in the Ohio region. It's a one time 12k investment to be a part of theor system and there is a 90 day guarantee of a deal or money back.

thanks.

Anyone who says they fund 100% LTV and does all the work - why then are they not just doing it themselves? Why do they need your $12k? What reviews do they have? Do they have a website? Have you confirmed they are legit?

I'm about to get into a call with them.  I was wondering the same.

hardly seems legit. but if it is, you can always try. I'd suggest to do one on your own, find a good contractor who you can trust. there are lenders who does 100% financing for deals that make sense, you'd only have to worry about closing costs and reserves. I've got a few options for it, they evaluate the deal, if the comps are right and the margin is good, you can usually get 100% LTV.

Deborah, as a lender, why do you say that it "hardly seems legit"? You say you have options for the same business models, yet you are saying they may not be legit. Trying to understand the nuances in the difference between Investor IQ and your options.

Don’t do it. There promises are not accurate and the previous comments are correct, you can do all these things yourself and better. They are not professional and the system that have is flawed. Further, it can turn unprofessional when you try to engage on that 90 day guarantee.

How is their system flawed? As a person who has purchased many out-of-state rentals, their business model appears legit.

I would like to retract my previous negative review of Investor IQ. The company has since addressed my concerns and successfully restored my confidence. I appreciate their efforts to make things right, and my previous review no longer reflects my current opinion.

Overall, our experience with Investor IQ did not meet the expectations set by their marketing or guarantee. While others may have had different results, we felt it was important to share our experience so that prospective clients can make a fully informed decision

@Ashley Davis Hi Ashley. Would you mind sharing what did not meet your expectations?

I would also be curious what expectations they didn’t meet.

Hi, Ashley, can you give a little detail about your experience with Investors IQ? What about their promises was inaccurate? What was flawed about their system?

Thank you for any info you can share.
