You can post notice about damages as an ultimatum and repair the unit with the tenant in place and try to bill back those costs (which almost certainly won't get paid and will sit on their account).

Sit at home and get on google earth .

The advantage of this is that you can sit on the sidelines if you think the market is too hot.

I can't recall if I was told which.

Last year we paid 1 investor over $180,000 I wonder if he sits around worrying about my SKIN IN THE GAME, or does he worry if I will go to the other investor.  

Now it seems like everyone wants to cash out with the hot market but it may be a good way to find deals in slower markets with properties that sit on the market.
