Have you considered potential for an air bnb investment?

I personally have not had a good experience on VRBO, and have focused more on Air Bnb. 

roof,windows siding and all the cosmetics kitchen and bathrooms, updated mechanicals and central air What was the outcome?

It's hard to focus when you have so many balls in the air and some of those balls need dedicated attention because you didn't do your homework at inception.   

For the owner that has 1-3 properties, you can have a website but its harder to generate the traffic to the website vs the eyeballs that see properties on Air/VRBO.

I am creating a one-page reference document that has emergency numbers, how to report ordinary maintenance vs. emergency maintenance, how to shut off water or electric in an emergency, instructions for replacing the air filter, etc.

Still learning the ropes of all this but I’m anticipating a move to Dayton Ohio (I’m active duty Air Force so Wright Pat AFB).

Our house down there is the same way, with a metal roof, open air, then a concrete floor or roof above our 2nd floor living quarters. 

We put up signs suggesting opening the windows when using the fireplace for fresh air, but that whole concept scared the crap out of me.I found paper ashes and matches in the fireplaces when they had push-button start, so that also concerned me.I found what I think was melted marshmallow on the logs, so that concerned me.Long story short, I would go electric.
