Westwood and Price Hill are solid starting points, and I’d also suggest keeping an eye on East Price Hill, Fairmount, and some Camp Washington pockets where off market opportunities still pop up.One thing I’ve noticed here is that most of the good deals never really make it to the open market.

Tenants don't care nearly as much about issues as you do and will often forget to take any of these actions.If your tenants notice a pipe that is frozen, tell them to make sure they leave faucets on.

Andrea Kugelman the umbrella policy is good to protect against damages to the property, however for your property management company, you should consider Errors and Omissions Insurance policy to cover any issues that result from doing business and acting as "Manager" with other tenants.I had tenants pay the months rent; however the landscaper noticed the property was empty and I let the management company know the place was empty.

It messes up their credit, (that probably won't matter much, but it might), and will give future landlords notice that this guy is a crook.

Increasing your limit will in turn improve your utilization assuming you aren't spending more I usually apply for a new card every 6 months or so - sure you take a hard inquiry (falls off after 2 years, if I remember right) but the increase in credit limit and automatic decrease in utilization actually results in an improvement in my credit score
