@Elizabeth L. it's a little odd to add a gas meter after renovations are done, and I'd be somewhat concerned that you're going to raise some red flags with the city or via whoever might do this work, particularly if it's PSEG.

After buying our first home and getting that feeling of achievement to say the least it lit a fire inside and all I want is more. 

I guess Dan Kennedy's quote lit a fire under my butt when he said, "Hanging around poor people who place very little value on time-theirs, others', or passing time in general - your own productivity will diminish.

We routinely had to go outside of SF proper to Daly City or even Millbrae to get something semi decent....The low-brow Chinese restaurant in some ugly strip mall next to our house in SJ serves some killer dim sum.

But it was hugely beneficial and lit a fire under my butt to stick with the process.

I don't make a copy but I verify a few items on the application form against their drivers license.I don't do cookies and milk but I do put out a dozen or so chilled bottled water for them.I arrive an hour early to turn AC down to 74 degrees and to open blinds and draperies to get as much natural light as possible into the house.I will lit a very mild scented candle.At times I debated if I should put a tip jar on the kitchen counter and put in a few $5s and see what happens.If the interest is very keen I will offer for them to hold the property with a reserve property form.
