Biggest point to take away is most data is lacking real time specs and when even one piece of data is off, sqft, lot size, number or units, number of bed/baths, GLA, age of construction, new renovations and details you will "never" have clean data which hurts the NOI, ARV and possible BRRRR process.Leave it up to the experts like a Good Realtor who is seasoned in investment rentals and a Banker who offers multiple programs not just conventional and DSCR options.

If the numbers don’t work on a cash basis, tax benefits just mask the problem for a while.When STRs are done correctly, they can produce strong cash flow, multiple exit paths, accelerated equity, and meaningful depreciation.

There’s been a noticeable increase in listings that sit, get withdrawn, or expire, which has created opportunities to re-engage sellers with better pricing or terms.Georgia’s landlord-friendly environment helps... insurance, taxes, and property condition matter a lot more now than they did a few years ago.Property management is a big differentiator here.
