@Christopher Tinelli there is no "magic" source.You'll want to implement plans for 3-5 target sources and keep with them for at least 3 months. 

If not, I would like to learn from you why you think it is sufficient.Reaching out to local property manager for real rent and vacancy values is a great idea, I will implement that. 

So far they seem very interested in creating customized solutions to allow us to implement @Tom Wheelwright's strategies.

Also, as a preventive measure in our property managment business, we started to implement checks in place to avoid this from happening in the future such as no undisclosed pets allowed, tenant is responsible for all pet related damage including odor remediation costs are billable in the lease, we charge pet fees as well and periodic inspections. 

We needed an alternative to the percentage-markup model.What we’ve implemented over the past week is a 0% percentage markup and instead added a 25% resort fee to each booking.
