That’s a really good question, and it’s something many newer investors are thinking about right now.With the BRRRR strategy, most investors don’t rely mainly on market appreciation.

The property sits on a ~1,000 m² plot with full unobstructed sea frontage and direct access to the beach.There is an existing two-storey main house (approximately 270 m² total) plus a smaller guest maisonette on the property, along with large garden areas and outdoor facilities.

In a lot of the mixed use properties I have looked at, the residential units are effectively supporting the deal while the commercial space is either upside or the main underwriting question.

In the Chicago market especially, you're competing with homes that have modern kitchens and main-floor laundry.

Also verify if the main house is already maxed out on lot coverage.
