If you are not going to do due diligence on the operator then yes, you are undertaking more risk but like anything with research there are plenty of excellent syndicates that have a great model, stick to their knitting and have performed well thru market cycles.

assigning a contract is contract law and is legal.. ergo me paying a 125k assignment fee.whats NOT legal and what 99% of wholesalers do is they illegally market their contracts to be assigned.this particular deal was done through the very tight knit developer community.. it was not e mailed out to thousand buyers there was no flyer going out to buyers list.. there was no website with the propery shown with the illusion this guy owned it.. it was a high level contractual transaction.. one of my guys introduced us..

I am in the same boat as you man, i have been browsing the site for a while but ive been listening to the BP podcast and reading several books and decided to actually go past just browsing the site and being a spectator. i am in the processing of starting a networking group chat for BP community in the orlando area, so if that something that interests you. let me know. it will be very informal, just to share knowledge and built a tight knit community around the orlando area.
