Build small units in small counts is very expensive residential development.  

Since many condos complexes either still had a significant number of developer owned units; or speculators had purchased the units and rented them out, very few condos qualified for financing. 

I’d look to buy a value add SFH in a developing but good neighborhood instead - the areas I do are not necessarily the only options.

I came out of college lost, like most, and with debt, again like most...I started out by working for a build developer in my area.

Did a lot of research and actually developed a couple web scrapers with the goal of finding under-valued military properties.Never amounted to much as we don't have teams or a presence near any bases.

@Zeke Flores Unfortunately, all DSCR lenders are beholden to the secondary market guidelines on this on a purchase, which would be to use the lower of the purchase price or appraised value when developing "LTV" for the loan. 

Build a niche where you help other dentists open their own practices, and you help them develop their offices, ultimately becoming the dental real estate person.Alternatively, you have Starbucks.
