Expect to look up some tutorials, but with a little dedication you can make a really good one.  

Go to YouTube, and do a search for “Yet another mail merge tutorial”.

Here is the tutorial you SHOULD memorize and follow to the letter.

@Michael Martin if you're keen to build one yourself, there's an abundance of video tutorials on YouTube.

They even have a brief tutorial / introduction for "newbies" which was very helpful.I hear NSDREI is also good...they meet in North County, so this might be a better option for you since you're in Oceanside.

Condos usually only get 75% financing as opposed to the 80% other types of properties usually get, from what I've read (not personal experience).Something I recommend before you go and visit these banks/credit unions is that you go to www.memphisinvest.com and for the price of your name and email address, you'll get access to Chris Clothier's video tutorial on how to create a "bank book." 

I would also recommend watching some of the QB tutorials in order to become familiar with some of the basics.
