If you have to look for an expense in four different systems it's hard, if you have account discippline and there is only one account you use to pay for rehabs, it makes searching MUCH easier.Having a bookkeeping service also helped us create the necessary discipline, because every time I would budge and pay a contractor with paypal now I have to explain to my BK what the heck happened.

So sorry, I feel you, I own 3.Apparently the DST industry is full of Sponsors who take investors money and then disregard any responsibility for explaining themselves in a intelligent and respectful way to the investors that make their business possible.

In addition to the notice that is on the back of the application regarding "renting as is, no additional cleaning or repairs without written approval of PM" and other caveats, I also explain the actual process, basic factors for approval, the documentation they need to provide, cost and payment method for application and for move in should they be approved.If they have not followed all of the instructions, people with poor attitude and that are non-compliant are not a protected class  under fair housing, and they may be disqualified.
