There are a few happening regularly in Indy, and you’ll usually meet flippers, wholesalers, and lenders who are open to sharing insight (and sometimes looking for hungry people to help on projects).If you’re interested in house flipping, shadowing someone who’s actively doing it — even just by tagging along during walkthroughs or helping estimate rehab — will fast-track your learning curve way more than YouTube or books ever could.

I'm trying to start off as a referral broker and working on gettting my NMLS and MLO, I've been looking on google and YouTube about the info but someone I could ask question would help. 

I definitely recommend you look up youtube for my training with Pricelabs where we show you how to add your address to a comp set and then build up the filters to ensure you are comparing you listing with other ones. 

I am also not averse to spending a little bit of money, though I want to keep it under control.I have a list of the top 25 best real estate markets of 2025 (YouTube guru, hah).

Instead of learning through on line propaganda and YouTube showmanship, where accuracy is hit or miss at best, obtain college textbooks on the above three areas to ensure the foundation your’e  building is based on accurate, time tested information, and not some fantasy put out by people selling $40,000 “mentorship’s” and who have been uniquely UNSUCCESSFUL in their real estate careers.  

Read a few books, watch some YouTube videos. 

This can work, but you need pro support or lots of YouTube videos really quickly, to make it work.

Hi Lee, If I were in your shoes as a beginner, here’s where I’d start:Free Resources First: Podcasts like BiggerPockets and YouTube channels (Max Maxwell, Jerry Norton) give you a solid understanding of wholesaling basics for free.Structured Courses: Look into beginner-friendly online wholesaling courses — some are offered by local REI groups or mentors.

Since then I’ve been educating myself as much as humanly possible by reading books, listening to podcasts, watching YouTube videos, going to my local meetup (which is small), and going to every free webinar I can find.
