in todays world it does not matter the loan size a company that is lending money as a business needs to make at least 4k per file At least and thats just fee's does not include interest other wise no way to pay your over head and make a profit.And since borrowers are hyper sensitive to points  and they see the 2 and 12  they just assume it stays static for all loans. now many lenders will charge the 2 points but your going to have 3k in junk fee's  on top of it.

As landlords, we need to be hyper-sensitive to any threat to the integrity of the structure.However, I'd recommend you get your own pest control folks to do an assessment and give you a quote.

And from what I see and hear, foreign investors pay cash for US real estate regardless of projected returns, they see US property as a safe investment and are not hyper-sensitive to getting a large return, just protecting their capital.

BP landlord's!  Last month I rented a one bedroom corner unit apartment to a new tennant in a 100+ yr old historic building that really is an amazing space.  Tennant was young, great personality, awesome references, c...
