Michigan’s investor taxes aren’t fun, but they’re predictable, and Grand Rapids has proven to weather downturns well.

Usually appraisers don't know how to do STR rent surveys and it doesn't go well as the predicted rent comes back lower than expected. 

Section 8 is a federal program, so it’s more established, more predictable, and tends to come with longer-term tenants. 

.• Lenders & Loan Products:Most first-time buy-and-hold investors in Indiana use conventional loans because the terms are long-term and predictable.

The conflicts that arise are predictable and are mostly avoidable.

Permits are taking longer, contractors are less predictable, and buyers are taking more time to commit—especially at higher price points.

That's my prediction.
