Looking for Advice for a New Investor

Me and my partner are recent college graduates, both working full-time now. We’re planning to close on our first investment property in Indiana next year (likely around Indianapolis or nearby suburbs). We’re focusing on buy-and-hold single-family homes and want to learn from people who invest in Indiana.

Would love any advice on:
-What neighborhoods/cities you recommend for beginners
-Which lenders or loan products worked best for you
-What mistakes to avoid on your first deal
-Any local groups, meetups, or contacts worth tapping into

We’d really like to connect with other investors here and learn from your experiences. Appreciate any guidance!

Nick, 

First and foremost, find the locals here in Indy or any market you choose to invest in. Do not go off of what OOS people say about neighborhoods here in Indy. They do not know them especially the lenders. Just because they lend here does not make them experts in advise you what neighborhoods are good or bad. 
There are 2 people who have commented on here @Nick Giulioni and @Jeremy Tallman., these 2 know the market and the neighborhoods. They can guide you in the right direction. I also advise you use local lenders in that market. They know the market better then OOS lenders. Now with that being said there are a couple of OOS lenders that could be used but only a couple. The rest are just full of it.
