There are some lenders out there that will go up to 60-70% - those that are promoting 80% + I would be very careful with.

Second, the post reads like a promotional marketing piece with 95% stating how great the sponsor is and how successful their investments have been, while very little is stated that specifically addresses the particular investment the OP is concerned with.   

Is it just to advertise your service and promote yourself?

I love the "what would you go back and change" question becuase of course everything we go through has purpose to who we are now, but in general when i reflect back on what I could change or tweak it would be that I woudl trust less in the "system" of getting a good engineering job, and relying on promotions etc to make income jumps,  I did a lot of free work as a salaried engineer, and made the companies I worked for huges sums of money on an annual basis from cost savings, and I never saw a lick of that.

My last big deal  (I'm a bit worried to say the address as I don't want to come off as promoting) I was at 60% with my bank!  

I've called and vetted several "turn-key" or "REI advisor" companies that are promoted through various podcasts including BP.

The now clear and obvious click-bait of this post, not being written as any legitimate question but as a quazi promotion of self or SubTo is annoying.
