I love the term price improvement  :)  rural W Wa I suspect is buyers market but in some of those town the lack of inventory keeps things moving.

At some point, automate those workflow using something like Goliathdata. 

Immediately deduct the full cost of property improvements, renovations, and qualifying assets.

You would need to use all of the proceeds in the purchase of the land, and unfortunately, you can't make improvements on property that you already own using the proceeds from your exchange account.

My property has a traditional mortgage currently, but I am taking out a private interest-only loan soon that improves my cash flow significantly.
