. — I agree that bonus depreciation gets thrown around like a buzzword, but not enough people understand how to actually use it as part of a bigger strategy.One example I think gets overlooked is how commercial landlords can use tenant improvements.

You would need to use all of the proceeds in the purchase of the land, and unfortunately, you can't make improvements on property that you already own using the proceeds from your exchange account.
