Hiring a PM would save us maybe $10K to $12K in time value but would make it significantly harder to meet the IRS hour threshold and material participation requirements.So the “paying to be a PM” framing does not quite capture the full picture when REP status is part of the strategy.

The reasoning is you can be quick to start (as in not needing the knowledge of true REI's), and it's easier than doing full REI because you don't need a lot of knowledge, and don't need to build a team.
