The best way to start is by learning the basics, analyzing deals, understanding cash flow, and familiarizing yourself with local landlord rules, but don’t be afraid to explore out-of-state markets too. Places like Ohio still have small multifamily and duplexes under $200K that cash flow from day one, which is perfect for beginners looking to get real experience without breaking the bank. Start small, focus on learning, and connect with investors who’ve been through it, you’ll pick up the ropes fast.
