Looking to Learn & Network

Hello everyone, I live in the DC, Maryland, Virginia (DMV) area and I'm new to real estate investing, and especially interested in getting into wholesaling. For months, I have been focused on learning how to find off-market deals, analyze numbers, calculate the ARV, finding cash buyers, working with title companies, etc., however, I tend to get lost or confused the more videos I watch. This is because every wholesaler has their own method and their own calculation. Others would mention various websites and softwares like Propstream, Propwire, Zillow, Redfin, but not explain much further.

My main goal on this platform is to learn from experienced wholesalers, build relationships with new ones and possibly even do some joint venture deals. I am also hoping to build relationships with cash buyers who will be willing to work with me for the long-term.

Unfortunately, I do not have the money to pay anyone to pass on their knowledge to me. Most of the people I've reached out to charge fees too high (in the tens of thousands) that they even ask you to borrow to pay them. However, I will propose that, as an experienced wholesaler, if you are willing to teach me and show me the step-by-step methods, from A-Z, you will get a percentage from whatever deal I make for 6 months to a year. That way, you will be passing on great knowledge and skills to me, while you will still be getting paid for what you do. After I get a hang of it and have a full grasp of wholesaling, I can start wholesaling on my own or we can continue working together as partners.

LORD willing, as I grow into wholesaling, I intend to expand into different aspects of REI such as rentals, fixing and flipping, etc.

Furthermore, I am here to learn, ask questions and connect with experienced wholesalers, cash buyers and new wholesalers like myself. If you have any advice for a beginner wholesaler, I would love to hear from you.
