My solutions 1. find a backup, do proactive maintenance and make the tenants aware you are human and what is an emergency, make leases end mostly in spring/summer. 2. have multiple vendors, be persistent, pay promptly, and treat vendors nice.

The cellular option is cool for exactly that reason... avoiding dependency on tenant internet.Might be worth a demo or test unit to compare signal strength / reliability between the two systems.

I knew these tests are practically useless but wanted to do a first test anyways.I then contacted a mold testing company who gave me a quote to test 4 samples in the apartment plus one exterior sample as a baseline for $650.

They will be requesting from the county to conduct a dye test on the downspout to check if that is the case.Does anyone have experince with this situation and how this can go about?
