I had never owned large multifamily before, but I had skills that could benefit a syndication team...Specifically, I knew how to analyze markets, I knew how to underwrite, I knew how to perform physical due diligence, and I could raise capital (though obviously I wouldn't expect to get compensated for that).I offered my skills on their next deal for a tiny piece of the equity and the ability to shadow the team to learn the business.

Obviously, the reality could be a mix (some out of pocket, some cash flow), but the delay between purchases seems like it might be...longer than a ten year plan will accommodate.Our house is not amenable to "hacking" and we can't (legally/ethically) pursue any of the sweet FHA loans with tiny down payments unless one of us wants to move out of the house for a period of time...I've actually considered that.

You have a very cockie-cutter structure: one seller to one buyer, standard finanzing, a high percentage of offers I make gets accepted (because ultimatley, I will pay enough to make the seller happy) and we close 100% of deals.What I like about this type of investing is that every deal represents a tiny fraction of my net worth, so even at a (theoretical) 100% loss, it would not change my life.

Seems like you would just swap lenders to finance new deals I don't personally see how this happens, unless the lender is tiny, has some kind of capital problem or the deal is just really big relative to the size of the bank Meaning my local single location credit union probably would not be willing to finance a 200mm apartment complex in Miami because it's a risk concentration thing.
