Being a military community with Navy Base Ventura County nearby is a strong indicator of consistent demand — especially from military personnel, contractors, and families needing temporary housing during transitions, training, or TDY assignments.If you’ve got flexible lease terms and a well-furnished unit, you’re in a great position to attract steady midterm stays! 

Look for the Certified Cost Segregation Professional (CCSP) designation, which indicates certification by the American Society of Cost Segregation Professionals (ASCSP).

You need leading and lagging goals/indicators. 10,000 calls may be a great goal but if the lagging indicator is that brings in $10,000 where as going to five REIA events is a goal and brings in $10,000 which is better? 

Focus on high equity properties, absentee owners, and motivated seller indicators (tax liens, pre-foreclosure, etc.).
