There are countless of areas near me that I have yet to explore and fully understand - and I am a native born and raised here.If you are really serious about out of state investing, really get to know the area and have someone you can really trust to guide you properly. 

Now yes, I am more then well aware of the countless markets who've had 12 - 24%+ annual appreciation but let's see what just 7% as a "high appreciation" rate does......

And funny enough, in many states, the lowest income earners have also kept pace after allocating in the off-set's they receive via the countless things one get's be it the "tax bonus" each year, the off-set's on health care, groceries, cell phones, internet and cable plans, on and on and on.

I've heard the countless stories of house hacking and utilizing the FHA with each new purchase to build a rental portfolio,  but never heard anyone run into this.

It's not like climate change where there was some debate to be had between the sides, there is 100% consensus of the economic and sociological FACTS of what these actions do, as well as countless years, decades and generations of case studies to look to.
