I have several properties in Katy that I personally own so maybe I'm a little biased :) Unfortunately, great schools command high taxes. 

How far below market are rents and what would it take ($$$) to get the property up to standards to command market rents?

Does this property command that type of rate?

How much extra rent can you command with the central a/c?

I found this by making sure I scrolled to the bottom of the comments then did a Command F to perform a search.

You would need to acquire data from outside sources. e.g. if you asked her what branch of the military she was in, who her last commanding officer was and some other details, I'm guessing you would get more riled responses as she's thinking this isn't as easy of a put over as she expected.

That gave my partner (also AD Navy and at a deployable command) the confidence to do a fix and flip in AZ (we're both stationed in CA and it's very expensive here). 

If you are only finding dated houses you can assume your house might command a slight premium, but honestly I rarely assume that.
