I feel this is an outdated way of trying to get in front of motivated sellers.

Andrew, In my successful experience, cold calling and sending out letters are an outdated hard way of getting leads. 

For example - we are instant cash buyers and we let the homeowner choose their move out date that they are comfortable with.

I think mailers, cold calling, and texts are strategies that are completely outdated.

Due to the cover graphic, I was a little worried it might have been outdated, but the info contained in it still holds true.

What helped me deal with this kind of thing was to learn some pat sayings and say them in a nice way, like "I really do understand, but the move-out date is firm, so you'll have to move." 

Units are in good shape otherwise, besides those cosmetic/outdated issues.Thanks for any input you all can provide!

If they say it’ll need paint and carpet I’ll go with low/medIf they say it’s pretty good but needs new cabinets and the bathroom is outdated, I’ll go with medium.If they say it’s outdated, had mold and needs a new roof, I assume high.If they say it was in a fire, I’d assume full gut.These are just some examples but you can waste a lot of time trying to be perfect with your rehab estimates.

We had looked into listing on Roofstock early on and haven't revisited the idea which really led me to have some outdated ideas about how they operated.  

The tenant has a flexible situation with the move out date in their current home.
