Most Fruitful Way to Connect With Sellers?

For all you wholesalers out there: in your experience, has been the best way to find sellers? I'm in the KCMO area, if anyone has location specific guidance!

Where are you building your lists and what kind of marketing are you sending out? That will usually answer if you have a shortage of seller options incoming. There is no magic new strategy for finding sellers, it's about assessing data and processing it, getting good contact info or sending compelling, not sleazy postcards.

@Tim Oppelt we spend about $5k per month on PPC, so roughly $2,500 per deal for that channel. Omaha has about 1M population, so it is about half the size of KC I believe.

Our 2 most consistent producing marketing channels are PPC and direct mail, each generating about 2 deals per month.  We get an additional deal or so per month from our SEO, our network of other investors, wholesalers and agents.  Believe it or not, we have also bought more deals off of the MLS this year than any post-recession year before.I would assume KC has a similar audience of sellers as our market in the Omaha area.  Good luck - feel free to DM me if you have additional questions.

Cold calling has been getting the job done for us in LA County as an initial contact strategy. We plan to combine this with direct mail as a follow up strategy + a referral strategy through email drip campaigns to get leads from past closed deals.

I think mailers, cold calling, and texts are strategies that are completely outdated. For example ask yourself when was the last time you bought or did something because someone called you or because you opened a junk mail and it applied to you. I think all of it is a waste of money and not efficient. I am a cash buyer and I also generate my own leads through our site, its not as easy as I made it sound however its the gift that keeps on giving. Let me know if you have any questions.

For many years, we've been doing cold calling and it does work very well when compared to text messages, email and direct mail.

The reason many people say cold calling does not work could be because they don't know how to create a good list of phone numbers and then they don't have a good script.

It would be nice for BP members to post their scripts and members can critique them.

@Joey Gorombey call them. Study and improve your communication skills. If you’re calling sellers that are on any kind of list, then you’re not the only person calling the seller. This means you have to stand out from the rest, so asking the key questions & getting the key answers WHILE having a regular conversation will warn you bonus points.

How much are you spending in Omaha to get 2 ppc deals per month? Seems like a smaller market to get that kind of deal volume.
