He teaches everything single-family but emphasizes owner finance techniques.

The other option is renewal at a lower increase, say 2% or 3%, but requires that they send in the enclosed form by a specific deadline (usually within two weeks) agreeing to sign new lease based on the lower increase terms; if form is not returned or not returned in time, the default is the automatic renewal based on the bigger increase - and my renewal letter emphasizes this.

But that to me is not investing, but rather a full-time job without much income from passive activities.Bill Gulley Thanks Joe for re-emphasizing that the scale-able system is one which uses leverage, and that's the drawback of low-end homes: banks won't finance or refinance them.  

Just to emphasize what others have said, collections and judgments are both extremely negative signs, and a judgment from a landlord makes it pretty clear what the most likely future event is here.
