Coaching - in general and in Texas

I am wondering - how many of you hired a mentor/ coach? Did you find it to be worth it? Considering there is already so much information available online.  Has anyone in Texas ( DFW) area used Dennis Henson or Lolita Sheriow?  Or who would you recommend.

I know a little bit about Dennis Henson. He teaches everything single-family but emphasizes owner finance techniques. He charges $20K but unlike anyone else he has a money back guarantee. I don't remember the details but it is something like this: if you follow his instructions and make less than $20K in one year, he will refund you the difference.

There are also Lifestyles Unlimited (SFH and apartment rentals) and Brad Sumrok (apartments only).

I am a basic member of Lifestyles (FFP) and attended a couple of Brad's seminars. Both are great for beginners and provide enough info to get started in SFH (Lifestyles) or passive apartment investing (Brad). Both have more expensive programs (~$20K) with personal mentoring, coaching, etc. I have not signed for those but know people who did. Some of them were quite successful yet others have not done much.
