Importantly, with more LTR coming on the market in part, due to the switch from STR to LTR by some investors as the STR market sours, it more important to manage vacancies and be willing to hold or even lower rents in some cases in order to avoid both vacancy and the costs associated with getting the property back on the market.A key takeaway from the current developments in the market is to buy right in the first place and it’s better to go in for fixed rate over 30 years and have a fixed mortgage commitment rather than run the real risk of getting hit with a double whammy or rising interest rates and falling rental rate!

Give proper notice when due, and then don't renew the lease when it is up.Tenants, especially experienced ones like yours, will understand that if they have a judgment after an l/t court case, they may lose their voucher if the judgment is left unpaid.Just a note:  you can easily check public records through the Unified Judicial System to investigate if a potential tenant has been evicted or charged with crimes.
