We have never did a flip and have only sold a couple investment properties (not flips: one was because assets needed to be deployed elsewhere (bigger and better investment: our best RE investment yet) and the other was an OOS that was too much work for its return).We are considering a purchase that would be our largest sweat equity purchase yet.  

Your right to keep building income that is not a bad thing, but what are you doing to educate yourself as when the time comes you know how best to deploy that capital you have saved up?

Yes there is the SCRA but also understand that many states also enact additional legislation for active duty military families regarding relief during deployment and PCS (permanent change of station) .

I believe that it is my duty to deploy capital to its highest and best use.

They truly are heros, and todays veterans have had to make multiple deployments and so many have lost multiple limbs.

If you have a high return on equity, then you are more likely to be making high revenue relative to your existing payment, which means you would be more able to cover the higher payment of a cash out refi and would then have cash to deploy.

@Joshua Gordon Since you are unable to take that money and deploy it based on what @Joe Splitrock mentioned above, as good as it sounds it is very interesting to get that kind of offer from this stellar tenant.
